Lifted shingles, cracked flashing, and hidden leaks often don’t show themselves until weeks later, usually as a stain on the ceiling or a soft spot in the decking. By then, the damage has had time to spread, and what could’ve been a small repair turns into something bigger and more expensive. A post-storm roof inspection catches problems while they’re still small and easy to fix.

Why an Inspection Matters Even Without Visible Damage

Wind doesn’t need to tear a roof apart to cause real problems. A single powerful gust can lift a shingle just enough to break its seal, or shift flashing to the point that it lets water in during the next rain. None of that is obvious from the ground, and most homeowners have no reason to think anything’s wrong until a leak shows up somewhere in the house.

That’s the risk with storm damage. It’s rarely all-or-nothing. A roof that looks untouched can still have compromised seals, loosened fasteners, or small punctures that only get worse with the next storm. Water finds its way through gaps that start as pinholes, and once it’s inside the roof system, it can travel a good distance before it ever shows up as a stain on a ceiling. An inspection gets up close and checks the parts of the roof that hide small problems best, before those problems have a chance to compound.

This matters just as much for roofs that seem to have made it through a storm without a scratch. A quick look from the ground tells you almost nothing about the roof’s actual condition after high winds, driving rain, and flying debris.

Exterior Assessment for Shingles and Surface Damage

Our exterior assessment begins with the shingles themselves because that’s where wind and impact damage show up first, and the damage can’t always be seen from the ground.

What we look for:

  • Granule loss that exposes a shingle’s asphalt layer to UV and moisture
  • Lifted or curling edges, a sign the shingle’s seal has broken
  • Missing tabs or shingles blown off entirely
  • Bruising or cracking from hail or wind-blown debris
  • Soft spots or give underfoot, which can point to trapped moisture below the surface

Granule loss is easy to miss because it doesn’t always leave a dramatic visual. It shows up as bald patches on the shingle surface or granules collecting in gutters and downspouts, and it’s one of the clearest signs that a roof took on stress during a storm. When left unaddressed, exposed asphalt ages faster and becomes more vulnerable to the next round of Florida sun and rain.

Flashing and Penetrations Where Roofs Actually Fail

If a roof is going to leak after a storm, it usually starts here. Flashing and penetration points, chimneys, skylights, vents, and pipe boots are where two different roofing materials meet. That junction is never as strong as the surrounding shingles, and Florida’s storms put constant pressure on it.

What we look for:

  • Cracked, dried, or separated pipe boots
  • Flashing pulling away from chimneys or skylights
  • Corroded or rusted flashing panels
  • Fasteners that have backed out or loosened
  • Signs of water intrusion around any penetration point

Pipe boots in particular are a common failure point since the rubber can dry out and crack from years of sun exposure, then finally give way after a hard storm. Chimney and skylight flashing can also work loose gradually, with fasteners backing out just enough to let water seep in during wind-driven rain, which is common during Tampa Bay’s tropical systems.

Gutters and Fascia Damage from High Wind

High wind doesn’t just hit the roof surface. It pulls at gutters and the fascia boards they’re attached to.

What we look for:

  • Gutters pulling away from the fascia or sagging between hangers
  • Sections that are bent or dented from wind-driven debris
  • Fascia board damage where gutter attachments have become loose
  • Downspouts that have shifted, cracked, or disconnected entirely

When gutters can’t drain properly, water backs up toward the roofline instead of away from it, putting extra strain on the edges of your roof over time. A sagging gutter also holds standing water and debris after a storm, adding extra weight and moisture right where the roof is already most vulnerable.

Some of the most telling signs of storm damage aren’t on the roof at all. They’re in the attic.

What we look for:

  • Water staining on the underside of the decking
  • Daylight visible anywhere it shouldn’t be
  • Insulation that has become damp or compressed
  • Movement or stress at the trusses and rafters

Water staining is often the first real evidence of a leak, sometimes appearing well before it ever reaches the ceiling below. A small dark ring on the decking can mean water has been entering for a while, just not enough yet to soak through the insulation and drywall. Catching it in the attic means catching the problem before it spreads into the living space, where repairs get more involved and more expensive.

Structural movement is less common but worth checking after a serious storm. Trusses and rafters that have shifted, even slightly, are a sign that the roof system has taken on more stress than it was built to handle, and that’s something that needs attention right away.

Drone and Infrared Imaging for Hidden Damage

Some roof issues aren’t visible at all with a standard walk-through, especially trapped moisture beneath the surface. We use drone imaging to get a full view of the roof without adding foot traffic, which is especially useful on steep roofs or those with damage so severe that walking the surface isn’t a good idea. Infrared imaging detects temperature differences that indicate moisture beneath the shingles, since wet insulation and decking retain heat differently from dry materials.

Drones and infrared imaging can’t replace the thoroughness of a hands-on inspection. What they do, however, is add an extra layer of detail after a storm, which can be helpful for catching damage in hard-to-reach areas or finding a small or potential leak before it becomes visible from inside the home. Combining a physical walk-through with imaging technology provides a much fuller picture of the roof’s actual condition than either method alone.

Documentation for Insurance Claims

If a storm has caused damage that needs repair, documentation is what makes the insurance process go smoothly. A solid claim package should include clear photos of every affected area, measurements of the damage, and a written report outlining what was found and what it means for the roof’s condition.
